RICS Home Survey - Level 3

RICS Home Survey - Level 3

The RICS Home Survey - Level 3 (previously known as the full structural survey or Building Survey) is the most thorough and comprehensive inspection and detailed report offered by the Royal Institution of Chartered Surveyors (RICS).

It is normally carried out on large, older or run-down properties. Properties that have undergone conversion or significant alteration where more specialist and tailored advice is required. It can however be undertaken if a client so wishes, on any age, type or style of property.

With Lockwood Chartered Surveyors you can be sure you are in a trusted, experienced and professional pair of hands. Clients describe our Level 3 Reports as thorough, personalised, extensive in detail, tailored to our particular needs, invaluable, better than those 'off the peg offerings' and our after care service as being generous with time and polite.

This survey provides an extensive, in-depth analysis of the property’s condition and includes advice on significant defects, readily apparent potential hazards, repair and maintenance options. It does this by using a ‘traffic light’ condition rating system. Level 3 inspections are more time consuming and extensive. This results in more detailed reports. As an example;

  • We attempt to open all of the windows and examine them in detail.
  • We run taps and toilets and observe below ground drains during operation from open gulley's and inspection chambers.
  • Where possible we lift floor coverings to establish construction and we may lift floorboards to underfloor voids if permitted.
  • We analyse, diagnose and advise on structural defects and propose repair options and remedial measures.
  • We test bathroom/shower room and kitchen extractor outlets and advise on compliance and improvements.

Andrew was a brilliant choice when it came to instructing a surveyor for our property purchase. We chose Andrew from his 5* reviews and great reputation.

On the day of our survey, he called me before he was due to leave the property to ensure there wasn’t anything else specifically we wanted him to check, which to me shows care and attention to detail.

A few days later, we received a thorough report which helped to highlight a few things we never would have known about without Andrew’s help and expertise. His help also continued after the survey by suggesting recommended contractors for repairs which were needed.

Sandrine was also extremely helpful in the organisation of the survey and did everything she promised she would.

We would highly recommend Lockwood Chartered Surveyors.

What an excellent high quality company. Such a friendly, helpful and rewarding process. The documentation provided from the survey was so detailed and concise yet structured in an easy to read/understand format. The after service was brilliant with Andrew keeping me updated of the progress of the survey. Andrew was also very helpful when I contacted him regarding a couple of questions. I cannot rate or recommend Lockwood's highly enough. A first class highly professional company.
