New Build Snagging Survey


If you're buying a brand new home then you expect it to be immaculate when you move in, unfortunately this is not always the case. 


A New Build Snagging Survey is designed to highlight problems the the developer should fix quickly, ideally before you move in.


It’s important to note that this is NOT a RICS Level 2 or 3 Home Survey. This type of survey would be requested by home buyers of older properties rather than new-builds. Our snagging surveys focus on the quality of workmanship and issues covered under building regulations / your properties warranty. Whilst this may highlight potential issues in areas such as roofing, brickwork and tiling, a further specialist structural survey may be required if any major issues are identified.


Some of the most common problems we find on our snagging surveys are;

  • Finishing defects such as poorly finished decoration, uneven tiling.
  • Installation defects such as leaking waste pipes or poorly installed doors and windows.
  • Structural defects such as excessive joists movement. 


It's not uncommon for us to find over 100 snags on some new build homes. We use video and photographic evidence to record defects. 

A snagging survey should ideally be carried out between building work being finished and your legal completion date, so the developer has time to fix any snags before you move in.
